Problems in the way for you to buy a home:
-
A lost title = Conveyancer is to ensure the title on the property you’re purchasing is true and correct before it is transferred into your name properly.
-
Title issues

Constructions not approved by council
-
Structures attached or not attached to the home:
- extensions
- pergolas.
If constructions exist, -
Your conveyancer will require:
- you purchase the property conditionally on the council clearance of these construction/s or
- your conveyancer can write into the contract of sale [COS] that a lower price is to be negotiated to cover the cost of you pursuing the council approval of these illegal constructions at a later date. -
If you fail to recognize these structures,
- you may not be able to sell the property at a later date and
- could incur all sorts of legal issues if the structure fails.
After final inspection,
Damaged/ Missing property discovered
